OSM Investment Company is a Los Angeles based real estate developer, investor and owner. Founded in 1997 initially with a focus on multi-family residential real estate, OSM Investment Company has grown into a diversified real estate firm with a deep bench of professionals and a strategically expanding portfolio.

OSM Investment Company and its affiliate management company, ISM Management Company, own and manage 42 properties consisting of 35 apartment complexes and seven commercial properties as well as joint venture investments in four self-storage facilities and two boutique hotels. We also have an expanding portfolio of distressed loans purchased from financial institutions.

Investment Strategy:

OSM Investment Company’s real estate professionals identify value-add opportunities and capitalize on finding investment opportunities from sellers and brokers, oftentimes where value has been overlooked in destination submarkets. Our investment approach and underwriting of our real estate projects can be leveraged to achieve above-market returns. The company’s experienced team then formulates a strategy to reposition assets to enhance the quality and marketability of the asset. Our objective is to create value for our investors in our multi-family, commercial, self-storage and hospitality real estate investments. Investments are typically structured as a syndication with investments from institutional equity investors, accredited individual investors and debt financing from a variety of nationally recognized lenders and agencies.

Acquisition Criteria:

OSM Investment Company seeks properties that would benefit from further development or re-development, renovation, repositioning additional capital or more focused property management expertise. Prospective projects include affordable and conventional multi-family assets, student housing, boutique hospitality projects, commercial projects, and self-storage facilities. OSM Investment Company is actively interested in new development, acquisitions, distressed assets and joint ventures across geographic regions with a focus on California.

Recent Development

Recent Apartment Development:
In early 2016 we completed the acquisition of Tiara Apartments, located in Sherman Oaks. The strategy for repositioning this asset was implemented shortly after closing. To date approximately half of the residential units have been renovated with high-end modern finishes. Rental rates are almost 50% higher in renovated units compared to non-renovated units.

Recent Commercial Developments:
In 2015 the company acquired two distressed commercial properties, a 22,000 square foot industrial office property in San Marcos and a 17,000 square foot professional office in Modesto. We anticipate completing the renovation of both properties in early 2017 and executing a lease up plan shortly thereafter. We expect strong demand from prospective tenants for both projects.

Recent Hotel Development: The development of The Hotel Wilshire, a 74-room boutique hotel, was completed in late August 2011 and the hotel began operation September 1, 2011. The hotel was designed to attract both business and leisure travelers alike, with its contemporary design, well-appointed rooms and central location in the Miracle Mile area of Wilshire Boulevard, adjacent to Beverly Hills, West Hollywood, Hollywood and Century City.
